Milan, 16 May 2022 – The main changes taking place in the commercial and retail real estate market in Italy, the most innovative players, the emerging concepts and the most suitable solutions to give lifeblood to international business. These are the key themes of Mapic Italy 2022, an industry event that sees Nhood – a leading player in the retail real estate world and a real estate services company focused on mixed-use properties and urban redevelopment – participating with new strategies and solutions to the challenges that await us in the future. In fact, the new methodological approach of Nhood represents a clear leap from the past: the entire ecosystem of services is now ESG-oriented thanks to the provision of a wide range of management and accounting services, supported by studies and solutions focused on guaranteeing its clients maximum timeliness and accuracy. The three projects that will be presented by the Leasing team present at Booth F02 F04 / E01 E03 are: Waterfront di Levante, designed by Renzo Piano in Genoa; the intelligent and sustainable LOC-Loreto Open Community in Milan; and the Merlata Bloom Lifestyle Center, also in Milan. Wednesday, 18 May, from 12 noon to 12:30, during the panel entitled “Sustainability and Mixed-Use: the new growth drivers of the commercial real estate market”, Simona Portigliotti – Marketing, Com, CSR & Innovation Director of Nhood with Antonello Magliozzi – Head of Sustainability Solutions Arcadis, will speak about the theme of sustainability that underlies the LOC-Loreto Open Community project, winner of the international call C40 Reinventing Cities for the redevelopment of Piazzale Loreto in Milan. For Nhood it will be a new opportunity to express how the social component and listening to the territory are two fundamental tools for the co-construction of all the company’s projects, in line with the ESG criteria that guide every initiative.

Consultants at the service of the most prestigious projects: the commercialisation of the “Waterfront di Levante” designed by Renzo Piano, Genoa

Strengthened by its presence in 10 countries and the management of 2.4 million square metres throughout Europe, as well as its consolidated ability to act transversally between the public and private sectors, Nhood is today able to manage any type of project, whether of a purely commercial or mixed use nature, guaranteeing a consultancy service at the highest level. This is the case of Waterfront di Levante, the futuristic urban transformation project with low environmental impact in the ancient heart of Genoa, donated to the city by the starchitect Renzo Piano. A project of global importance that will be built in the urban area of the former Trade Fair overlooking the harbour and the surrounding landscape up to the promontory of Portofino, destined to revolutionise the image of the city in line with the company’s mission, namely: to create or regenerate places of life at the service of citizens according to the model of the 15-minute city. Nhood will take care of the marketing of the impressive building, a structure of extraordinary beauty, with a circular shape and glass walls suspended over the blue sea, which occupies 28,000 sqm of leasable area out of 55,000 sqm of the total area. A new place to live, where to meet and spend free time, for a new Genoa that will become, to all intents and purposes, a model of contemporary and modern city. This major project is functional to the transformation of the places as a space for living, meeting and socialising: distinct on three levels, it is designed to accommodate stores, restaurants, services, leisure and entertainment, always having the sport at the centre. The heart of the Waterfront di Levante is in fact the area with grandstands and regulation playing field, perfect for sporting events but also suitable for hosting concerts and large events, around which visitors can find everything that can be considered complementary and accessory to the world of sport, from fitness to wellness, from technical equipment to a healthy and balanced diet. Built according to sustainable construction criteria, the second floor will host services and activities of fashion, beauty and sport with a focus on restaurants. On the top floor, services and leisure will complete a decidedly new entertainment offering that will make Waterfront di Levante an enchanting immersive experience, a true worldwide destination.

ESG (Environmental, Social & Governance) criteria applied to the territory: the success of the “Intelligent and Sustainable Neighbourhood of LOC-Loreto Open Community”, Milan

Central importance is given to the sphere of decisions linked to the social component: every Nhood project starts with a phase of listening to the territory in which it is located in order to understand what the main needs of citizens are. An action that is well summarised in the project LOC-Loreto Open Community, winner of the international call C40 Reinventing Cities for the urban redevelopment of Piazzale Loreto in Milan, realised by a team led by Ceetrus-Nhood. LOC will be an “Open-Air Square”, designed thanks to an integrated approach, with the voice and involvement of the local community both in the pre-design phase and in the subsequent ones, capable of responding to the theme of resilience, climatic adaptation and in line with the 2030 UN Agenda goals. It will be conceived as a lively, inclusive and sustainable neighbourhood where people will be able to experience exhibitions, attend concerts, share meeting spaces, and enjoy culture, services and a wide range of food proposals, within the volumes and outdoor areas of the Via Porpora complex (regenerated through the use of sustainable and functional building technologies), and in those of the new square conceived as a Sky Forest: more than 500 plants, including tall trees and green spaces, will populate the square and create an optimal microclimate; an oasis of freshness for the citizens’ stay that will help to reduce CO2 emissions by 35% and mitigate the heat island effect by about 2°C. A positive impact not only on the environmental level but also on the social one: it has been calculated that the SROI (Social Return of Investment) of LOC will quadruple the value of the initial investment (preliminarily estimated at over 60 million Euro) creating an added value for the territory of about 250 million Euro. Thanks to the use of digital technologies for monitoring, to the optimisation of energy parameters as well as to the site app that will make access to the building services and to the new district easier, LOC-Loreto will be a “Smart and Sustainable Neighbourhood”, among the first in Italy.

The “Lifestyle Center Merlata Bloom Milano”, the heart of the first urban smart district in Northern Italy
